Schaumburg Renaissance lobby, lounge to get $1.1 million renovation

The village-owned Renaissance Schaumburg Hotel and Convention Center will mark its 12th anniversary in 2018 with a $1.1 million renovation of its lobby and lounge, and a goal of achieving its most profitable year.

Schaumburg trustees Tuesday are expected to approve the annual business plan for the two connected buildings, already recommended by their finance staff.

The facility has a history of success in balancing major capital projects with achieving new business records. Last year saw the convention center reach its highest level of annual occupancy despite a renovation of all the hotel's guest rooms during the first quarter.

Though the significant renovation of the second-floor lobby and Gather Lounge will last a few months, General Manager Dieter Heigl believes it won't interfere with either a positive guest experience or the facility's financial goals for the year.

One of the ways planned to achieve that is to train hotel staff to assist guests above and beyond their current duties during the renovation.

"I don't foresee it as being a challenge for the hotel," Heigl said. "We'll make it very seamless."

No changes or disruptions are planned for Sam & Harry's restaurant adjacent to the lobby and lounge.

The renovation is the largest single component of an estimated $2.7 million of capital projects, the rest of which involves more routine replacements and repairs.

While $150,000 for replacement of some faulty facade panels was put on the list, the manufacturer recently said it will replace them for free.

Among the business goals for the year are increasing operating revenues by 1.7 percent, revenue per room by 4 percent and hotel occupany by 2 percent, while limiting operating expense increases to 0.4 percent.

"We always challenge ourselves to do better," Heigl said.
