More bedrooms still desired

Since 1990, homes with five or more bedrooms have been the fastest-growing product type sold, according to the National Association of Home Builders. Rolling Meadows-based Kimball Hill Homes agrees and has introduced two new floor plans at Waterford in Elgin that support this trend.

The two plans at Waterford, a single-family clubhouse community located just north of Bowes Road and Longcommon Parkway, bring the number of plans offered to seven, including one ranch. Homes measure 2,080 to 3,380 square feet and are base-priced from $302,990 to $357,990.

"The reasons for wanting several bedrooms are as varied as the buyers themselves," says Jack Wexelberg, regional president for Kimball Hill Homes. "For some, it's as simple as a growing family, while for others the extra space is a home office for telecommuting. But regardless of why buyers want more bedrooms, the feedback across the board is that more is better."

The larger of the two new plans is the 3,380-square-foot Westchester, which comes with four bedrooms and 2½ baths, but offers two optional additional bedrooms and an extra full bath.

"A benefit with this plan is that one of the additional bedrooms is on the first floor," says Wexelberg.

Other notable Westchester features include an optional sun room, three-car tandem garage and kitchen island. Additionally, one elevation choice creates a balcony off the master suite which, Wexelberg says, has been very popular with buyers.

The second new plan is the 2,942-square-foot Stratford, which also comes with four bedrooms and 2½ baths, but offers an optional fifth bedroom on the second floor.

Wexelberg notes this floor plan is interesting because the main floor is very open, while the second level offers more privacy.

"The main living areas of the Stratford have clean sightlines, with each room open to the other. On the second level, you find more personal space and privacy with a lofted hallway between the master bedroom and secondary bedrooms," he says.

In addition to offering versatile floor plans, Waterford also has a number of family-friendly amenities including an outdoor swimming pool with a sundeck; a clubhouse with a kitchen, common room and fitness center; a playground; pocket parks; and a pond.

To visit Waterford and its three models, take I-90 to the Randall Road exit and turn south onto Randall Road. Continue to Bowes Road and turn right. Turn right again onto Longcommon Parkway and continue for about one quarter-mile to the community.
