Builder offers $25,000 discount

The Waterford condominium models feature island kitchens and gourmet appliance packages.

Qualified condominium buyers will receive $25,000 off the price of any decorated model or remaining unfinished inventory unit at The Waterford Condominiums, a new three-building enclave in downtown Des Plaines.

"With this unprecedented offer we want serious new-home shoppers to know now is a great time to buy," said developer Ray Franczak, partner in R. Franczak & Associates.

To receive the $25,000 discount, buyers must close by Jan. 31, Franczak added.

Here are details on some of the various models and select floor plans now available for purchase with the $25,000 price incentive:

• The Abbey. Residence 510A is a penthouse unit featuring dramatic 10.5-foot ceilings and 1,444 square feet of living space. Upon entering the 2-bedroom, 2-bath residence, one notices the great room, which is more than 28 feet long.

The spacious kitchen features a 7-foot peninsula that can seat up to four for casual dining. This plan offers split bedrooms and baths. All rooms view the landscaped courtyard. The Abbey is priced at $287,900 after the discount.

• The Pembrooke. This sunny corner model, Residence 407A, features a two-bedroom, two-bath floor plan with 1,594 square feet of living space. This professionally decorated and fully furnished model showcases many exceptional design upgrades including Tigerwood hardwood flooring in the living areas and a gourmet kitchen with 42-inch Ginger Maple cabinetry and stainless-steel gourmet appliance package. The Pembroke model is priced at $319,900 after the discount.

• The Regency. Residence 506, the model, is one of the fifth-floor penthouse units. It has two bedrooms, two baths and 1,405 square feet of living space. The Regency model is priced at $320,900 after the discount.

The Regency penthouse features a 10.5-foot ceiling throughout, 8-foot doorways, as well as light beechwood floors through the main living spaces.

It also features granite with Italian marble mosaic tile backsplash 42-inch Cherry Mocha Polo cabinetry, an upgraded stainless-steel appliance package and custom 3-inch window and door casings and 5-inch baseboards with solid two-panel doors.

• The Princeton. Residence 605, The Princeton model is on the top-floor of Building I. The penthouse residence features a 10- by 20-foot brick paver's roof-top terrace plus balcony, more than 1,557 square feet of living space, the two-bedrooms-plus-den floor plan has two baths.

Priced at $324,900 after the discount, this builder's model features many upgrades including hardwood floors in living room, dining room, kitchen and den, colonist door trim, Corian countertops in the kitchen and baths and stainless-steel kitchen appliances. The kitchen opens to a great room allowing for a more open entertaining area.

Another key feature of the Princeton is the den, which can be used as a home office or media room.

• The Wedgewood. Residence 205B is a three-bedrooms-plus-den, two-bath plan that features 1,856 square feet of living space. The residence features a gourmet kitchen with a 5-foot customized peninsula, 36-inch white cabinets, designer wave lighting and pantry.

The kitchen also opens to a 26-foot living room and dining room allowing for open entertaining.

The master bedroom in the Wedgewood feature a 6-foot spa shower with rainfall shower head and four body sprays and a double bowl vanity with a dressing table. The Wedgewood model is priced at $360,900 after the discount.

The Waterford is on the site of the old Des Plaines library building, 799 Graceland Ave., at the intersection of Graceland and Thacker near downtown Des Plaines. Franczak currently is marketing the second and third buildings of the 118-unit development.

Building II at The Waterford is 85 percent sold with deliveries now taking place. Discounted prices for the remaining units range from $287,900 to $354,900.

Building III at The Waterford offers a choice of a two-bedroom, two-bedroom-plus-den and three-bedroom-plus-den floor plans with two baths and 1,456 to 1,856 square feet of living space. Discounted prices start at $292,900. The first residents already have moved into their condominiums.

The Waterford Condominiums are two blocks from the Metra, several restaurants, a grocery store, town theater, city hall, the new post office and new four-story Des Plaines library.
