Wingspan Development starts preleasing at The Dawson in downtown Mount Prospect
Wingspan Development Group, a national development firm, recently started preleasing for The Dawson, a new seven-story, 64-unit Class A apartment community in downtown Mount Prospect.
Located at 235 E. Prospect Ave., across the street from Wingspan’s Maple Street Lofts and the Mount Prospect Metra station, The Dawson is a transit-oriented development boasting high-quality design and finishes from Studio 222 Architects, Eleni Interiors and Gold + Oak.
It offers a choice of junior one-, one- or two-bedroom layouts. Units range in size from 668 to 1,217 square feet and start at $2,000 per month. First residents are expected to move in later this summer.
The amenities include a resident lounge with complimentary coffee station; a community kitchen; a package room; climate-controlled indoor parking; bike storage; and a 24/7 fitness center with free weights as well as a spa-inspired recovery area with a dry sauna and massage chairs. A second-floor outdoor terrace includes a grilling area, fire pits and multiple seating options. The community is pet-friendly and Energy Star-certified.
Retail space on the building’s ground floor will enhance the existing dining and shopping offerings in downtown, including an Angelo Caputo’s Fresh Market at Wingspan’s neighboring Maple Street Lofts.
Proper Title, LLC. expands with new office in Vernon Hills
Chicago-based Proper Title, LLC, a full-service title insurance agency serving the residential and commercial real estate industries, has opened a new office in Vernon Hills, near the intersection of Townline Road and Lakeview Parkway.
Located at 175 E. Hawthorne Parkway, Suite 403, the new closing location replaces the company’s previous Libertyville office. Due to increased business in the Northwest suburbs, Proper Title needed a larger space to accommodate its growing client base.
“As we continue to scale operations, we are bringing our services closer to the customer, in modern and functional spaces that help streamline the closing process,” said Kathy Kwak, COO of Proper Title. “Even though the housing market has shifted, we remain active and have the infrastructure in place to accommodate all real estate cycles.”
The new office occupies a 1,773-square-foot suite on the fourth floor of the property and includes three closing rooms, a large reception area and ample parking. Isabel Reyes, a senior escrow officer with more than 17 years of experience, will oversee the office along with additional staff as needed.
Lee & Associates negotiates $1M sale of Buddy’s Bites N Brews in Mount Prospect
Lee & Associates, one of the largest national commercial real estate providers, negotiated the 4,669-square-foot sale of Buddy’s Bites and Brews at 702-718 N River Road in Mount Prospect.
The $1 million sale closed on April 30. Both the seller, restaurant and hospitality operator Ala Carte Entertainment, and buyer Platinum Doors were represented by Rick Scardino, principal of Lee & Associates.
“This site became an extra unit for the Ala Carte portfolio after purchasing, renovating, and anchoring a well-positioned strip center near Rosemont a few years ago,” Scardino said. “The new owner plans to continue operating the unit as Buddy’s Bites n Brews but in time featuring live South American music.”
SVN Chicago Commercial facilitates sale of multi-tenant office building in Carol Stream
SVN Chicago Commercial recently sold a 34,536-square-foot, single-story, multi-tenant Class C office building at 455 Kehoe Blvd., in Carol Stream for $1.4 million.
SVN Chicago Commercial’s Jennifer Hopkins, Olivia Czyzynski, and Caitlin Crawford managed the transaction.
The property was acquired by an out-of-state investment group with plans to lease the suite out as office and flex office spaces.
