Former furniture store in Schaumburg finds new life as orthotic, prosthetic care clinic
The conversion of a former Ethan Allen furniture store in Schaumburg into a 19,500-square-foot integrated care clinic for orthotic and prosthetic patients is complete.
Hanger Clinic’s ICC, 640 E. Golf Road, provides patients the ability to test orthotic and prosthetic devices in real-world settings such as a gym, rock climbing wall, golf simulator, running track, full kitchen and demo apartment.
“We knew ICC would require heavy up front construction costs, so we identified a space in the Northwest suburbs ideal for adaptive reuse, making the project costs feasible for both the landlord and tenant,” said Brian Edgerton, senior vice president of office services for commercial real estate firm NAI Hiffman.
“The building’s existing attributes such as floor-to-ceiling windows for abundant natural sunlight and a wide-open floor plan with high ceilings were ideal for customizing the space to accommodate the center’s wide variety of resources,” added Edgerton, who represented Hanger in acquiring a lease on the site.
Knowing the clinic would draw patients from far outside the immediate market, Edgerton sought a highly visible location with accessible parking and near O’Hare International Airport.
Schaumburg Economic Development Director Matt Frank said the rarity of the clinic’s services means it’s expected to draw clients from across the nation and world. That’s part of the reason a high-profile property was chosen.
“As far as Schaumburg is concerned, we’re excited about this,” Frank said. “This will really be a draw. People will be flying into O’Hare.”
Les Kristof of CBRE represented the property owner, Golfwood Square LLC, in the lease transaction. Rosemont-based Cushman & Wakefield represented Hanger Clinic in overseeing the project management.
Sarfatty Associates, Ltd. was the architect of the renovation project, with Keeley Construction serving as the general contractor.
